Dear Philippi Land Owner,
We are at the end of a very interesting and fruitful year in Philippi east.
With some good prospects we wish to involve you in the future growth
of your property in Philippi East, and will need a little of your time
in this regard.
After many years of battling through
issues like crime, town planning issues, poor service from the City
Departments, illegal dumping etc., we have reached a stage where the
City and Private Sector can take hands in changing the face of Philippi
forever.
Our respective Companies (Ukuzwana Holdings, Oscar
Saunderson Group, and Nirenco Properties) have been active in the area
as land owners, Project Managers, Developers and Commercial Land
Brokers for the last 8 years. As many of you will know, we started the
re-development initiative years ago. Today we can proudly say that the
effort paid off and we are proud of the results.
We recently
understood from the ruling party that they are in favour of being
involved to help create a more employment active Industrial Zone in the
area, and will use their influence to attract investors through the
different business chambers to buy into the area to transform Philippi.
The process will change vacant land into factories which will bring
employment closer to Cape Town’s workforce.
What is the latest progress?
We took the liberty in meeting with Runan Rossouw and Eddie Scott, City
Council, to facilitate the possibility of converting the area into a
CITY IMPROVEMENT DISTRICT.
In short it means that we will
be creating a Section 21 Company which will take up the responsibility
for the upkeep and management of the area by the City Departments. We
will also have an opportunity to appoint a 24 hour security patrol;
facilitate the cleaning of our open spaces and create strategic
partnerships with SAPS and other organizations. It will unite the
owners together to deal with challenges in the area, which will give us
more say and quicker response on issues we would want to address. It
will therefore act like a Body Corporate in a specific demarcated area.
In other areas like Airport -, Montagu Gardens, Parow - and Blackheath
Industrial, land prices increased after this program was introduced.
Crime is lower than ever, everybody benefit from the program.
